Dilapidations assessment and negotiation of settlement for Colorcon
Cluttons was appointed by Colorcon Limited to prepare a detailed assessment of its liabilities on an industrial unit in Dartford.
Colorcon had fitted out Voyager House as laboratories and thus the potential liability was large and the reinstatement works complex. Having prepared the assessment, the detailed document allowed the client to seek competitive quotes from contractors. The tenant embarked on much of the work and completed this to a good standard. However, there were some elements which they wished to negotiate. Once the lease ended, Cluttons was instructed to negotiate a satisfactory settlement. Matters were concluded quickly and a good result was achieved for the client. Cluttons involvement resulted in a substantial saving on the liability had the tenant left matters until the end of the lease for the landlord to deal with.
