Since 1995 Cluttons has managed over 600 tenancies within Brighton & Hove City Council’s commercial property portfolio.
As part of this remit, we have successfully let a wide variety of retail, restaurant, office and industrial premises on their behalf.
In January 2010, Cluttons’ Brighton retail agency team let a 4,086 sq ft retail store at 193 Western Road. The store, situated in a prime location directly opposite Churchill Square Shopping Centre and in the same parade as Marks & Spencer, was let on a new lease to British Bookshops and Stationers Ltd at an initial rent of £135,000 per annum exclusive.
Subsequently Cluttons has let 186 Western Road to multiple retail operator Cotswold Outdoor. A new full repairing and insuring lease was granted for a term of 10 years, subject to 5th year upwards only rent review at an initial rent close to the £160,000 pa exclusive asking figure. The 6,547 sq ft three-storey flagship store will be Cotswolds 40th in the UK and is in addition to their extensive on-line retail presence.
In the past 12 month period, the team in Brighton has concluded 22 open market lettings within New England House, a business incubator centre, concentrating on nurturing new start-up companies, particularly in the media, professional and arts sectors.
Within the Brighton leisure sector, Cluttons is currently involved in marketing the 17-bed ex Charter Hotel on the seafront, by way of a new 150 year long leasehold at a peppercorn rent and premium guide price of £500,000. An informal tender has been held and the bid evaluation and decision making process is in hand.
