BREEAM (Building Research Establishment Environmental Assessment Method) is the leading environmental performance and design tool for buildings in the UK which allows clients to prove the environmental credentials of their buildings. Cluttons has the capability to undertake assessments under various BREEAM schemes in order to achieve specific environmental ratings.

Cluttons has been commissioned by The Abbeyfield Kent Society to carry out a BREEAM multi-residential pre-assessment to achieve a required ‘excellent’ rating. The pre-assessment was produced for the client’s Valley Lodge development in Kent. The current site will be redeveloped to accommodate 56 extra care flats with a total net area of 5666 sq m, inclusive of car parking and cycle spaces.

Sustainability requirements are an integral part of the development design. Following a number of commitments made by the design team, which include the incorporation of solar hot water panels, controlled shading systems and sustainable building materials, a predicted BREEAM rating of ‘excellent’ was produced. Advice and recommendations for improvement were also provided to enable the client to meet higher sustainable design standards and potentially increase their rating score.
