Asset valuation of hospital, new PFI hospital, energy centre and new maternity facility

North Middlesex University Hospital NHS Trust instructed Cluttons to value its entire estate as part of the NHS asset valuation exercise. This instruction included 41 specialised hospital and ancillary buildings, and 22.61 acres of operational land at the North Middlesex Hospital site in Edmonton.

As a separate exercise, the Trust also instructed Cluttons to value the new PFI hospital under construction, a new maternity facility project to be developed in 2010, and development land sites totalling 6.38 acres. The valuations were required for accounts purposes, and to provide capital options as part of a strategic property review for hospital functions at North Middlesex, Barnet and Chase Farm.

Additional advice was required on NHS capital charging, rating valuation and rating advice.

Cluttons is the sole external valuation consultant to the Trust.
