Valuation of The Hippodrome Block, a mixed use freehold block

Cluttons was asked to value this entire freehold block for the owner, Gascoyne Holdings Limited. The large mixed use block is situated above Leicester Square Underground Station, bounded by Cranbourn Street, Charing Cross Road, Little Newport Street and Leicester Court.

This historic block is at the heart of London’s entertainment district and currently is undergoing extensive reconfiguration to provide London’s largest (81,000 sq.ft.) casino/cabaret venue. The block includes other retail and restaurant units plus an amusement arcade, and residential/community uses. The project is due for completion in 2011 and the end value will lie between £50 million to £100 million.
