We have two core residential teams – residential consultancy and residential agency.
Our residential consultancy division offers the following service lines:
Asset management of both individual properties and portfolios
Specialist valuation services, for example, loans for secured lending, probate valuations, valuations for balance sheet purposes.
Leasehold enfranchisement
We have the largest team of expert valuers in London and handle all manner of valuations and negotiations in respect of 90 year lease extension claims for flats, collective enfranchisement claims for blocks of flats and the purchase of freeholds for houses. Our valuers regularly appear before the Tribunals.
Residential management
We are one of the UK’s leading firms of residential estate managers, responsible for managing a significant number of Central London estates for high-profile estate clients, charities, property companies and private individuals. We offer a full asset management service, with a practical and responsive approach to the day-today management of client’s property.
Portfolio valuations
Reviewing the value of your residential portfolio may be necessary for various reasons including performance monitoring, secured lending and taxation. Cluttons has one of the largest teams of qualified surveyors specialising in valuing residential property, able to produce reports in a range of formats and graphics as required.
Service charges
We are able to give consultancy advice on service charge matters which can be particularly helpful when there is a conflict between the landlord and the lessees. We also manage a number of buildings directly and are responsible for the service charges and accountancy within those properties. We work jointly with our Projects & Building Consultancy division who have a specialism in undertaking substantial building works in relation to blocks of flats as well as individual refurbishments and fit-outs.
Affordable housing
Cluttons undertakes agency and valuation services on housing stock for around a hundred lenders and housing associations, ranging from small specialist operators to many of the large organisations in the UK. Our relationships with lenders and housing associations are mainly valuation and agency based, and we have advised on many specialist matters.
Capital gains and inheritance tax valuations
We specialise in advising and guiding you through CGT valuations, we regularly undertake and negotiate tax valuations with the District Valuer and review existing cases, under negotiation, where tax valuations have been supplied without professional valuation.
Our extensive experience and market knowledge enables us to offer a comprehensive tax valuation service which ensures clients submit highly detailed and accurate tax valuations to HMRC.
Bank consultancy and valuation service
We offer an integrated service advising on all areas of investment, development and owner-occupier situations to banks and financial institutions. Close liaisons with our agency and investments teams on individual markets and yield trend ensures our valuations combine market experience, research and forecasting.
Our residential agency division advises buyers and sellers of homes, houses and flats on their profitable sales, rental and letting management.
