This truly spectacular new villa was completed in 2009 on the site of an unremarkable farm complex. The location is near the town of Massa Martana in southern Tuscany, about 20 kms from the coast at Follonica and Punta Ala, and opposite the island of Elba.

Grounds and other features
At about 100 metres from the villa is the swimming pool complex. The pool measures 17m by 8m and is made of Radjastan marble, with surrounds in Carrara marble. In the adjoining pool house are a fitness room, changing room, shower and WC and outside but under cover is a fully equipped outdoor kitchen and barbecue area. Closer to the security gates which give access to the property is the caretaker’s house of about 100 sq m and incorporating a living / dining room, kitchen, 2 bedrooms and 2 bathrooms as well as a private terrace.
The villa is surrounded by 26 ha (about 65 acres) of olive groves. In addition to the 250 old olive trees already present a further 4500 olives were planted between 3 and 5 years ago and are now coming into production. The olive oil from the estate has already achieved the prestigious status as a classified quality product of Tuscany, under the label IPG Toscano. This gives the oil a high commercial value and as the saleable volume increases the revenue will provide a significant contribution to the upkeep of the property.
There is a large pond on the property fed by underground springs which provide ample water for irrigation. Domestic water supply is from two deep wells. The neighbouring land around the estate is classified as a natural park where wildlife is protected by law.
Shops and other amenities are a short drive away in Massa Marittima, and yachting enthusiasts could keep a boat in one of the nearby marinas. Pisa international airport can be reached in under one and half hours by car or less by using the helipad located between the villa and the caretaker’s house.
