Managing E Hayes Dashwood charity estate

Cluttons were appointed to manage this residential Charity Estate in 2005.

The properties are located in two streets in Balham between Balham High Road and Streatham Hill, and to the south of Clapham.

The properties were given by the late Mr. Edward Hayes Dashwood to the charity in 1946 to provide residential accommodation for disabled ex-servicemen. These occupy 100 flats out of a total of 125 flats, the remainder being let on Assured Shorthold tenancies at market rents to provide the income necessary to pay for the upkeep of the properties.

Outcome

On appointment we undertook a Quinquennial inspection of the building fabric which has since been repeated to identify the main repairs issues across the Estate with a plan of remedial work which has included a considerable amount of re-roofing, electrical certification and modification, damp elimination and the refurbishment of the flat interiors, including new kitchen and bathroom fittings and installation of central heating.

How we helped

  • We monitor rent arrears very closely in view of the Foundation’s dependence on income to pay for the cost of repairs and other refurbishments
  • On a small vacant site, we obtained planning consent for a new Estate Office and Projects managed its construction
  • Although the firm is not involved in the appointment of the Guests who are the beneficiaries of the Charity we do work very closely with them to ensure that they obtain the most out of the accommodation that they have been offered. As a result, we have good links with other charities supporting the ex-service community.
