Redevelopment potential highlighted for sheltered housing provider

Following a competitive tender, Cluttons’ planning & regeneration and valuation teams were instructed by a UK wide specialist housing provider, to review 72 sites comprising sheltered accommodation within the client’s wider property portfolio.

Each site contained properties ranging in scale from 5 units through to 77 units located throughout the United Kingdom.

Outcome

The appraisal presented a number of genuine redevelopment opportunities, particularly on sites where the current standard of accommodation is poor or where the current use is no longer in demand. These opportunities were not known to the client prior to receiving Cluttons’ report.

How we helped

The role of the Planning and Regeneration team in this commission was to appraise the development potential of each site.

  • The information reported was then utilised by the valuation team to establish the Market Value of site and compare it with the Existing Use Value
  • Each site had a separate planning appraisal undertaken detailing site constraints such as transport accessibility, flood risk, location within conservation areas and tree coverage; a brief planning history, highlighting past applications of note; a brief summary of local Planning Policy; details of key site based and policy based opportunities and constraints (including affordable housing thresholds); and finally a short conclusion giving site potential in respect to the number and size of residential units that might be deliverable on the site
  • Following the report, as an additional service, Cluttons will be meeting with the client in the near future to discuss those sites which offer an attractive development potential and discussing the options available to them and the steps they may wish to take
