Realising development potential of a Parish portfolio

How we helped

The Parish of St John Stanmore was looking to maximise the value of its assets and to provide better resources for mission, including a new church hall and rectory. We were asked to provide advice on the potential redevelopment options for four landholdings in Stanmore, owned by the London Diocesan Fund (LDF).

The landholdings include:

  • Church House, Old Church Lane, HA7 2QX (outlined orange)
  • The field behind Church House (outlined blue)
  • Stanmore Rectory, Rectory Lane, HA7 4AQ (outlined red)
  • The Old Church (outlined green).

The outcome

We carried out detailed residual appraisals of each landholding which identified potential to develop three out of the four sites.

We provided our recommendations on how to proceed, including the appointment of an architect to draw up sketch proposals to establish the density of development that could be accommodated on all three sites and pre-application discussions with the London Borough of Harrow.

We presented our findings to the LDF and hope to be instructed as their agent in the disposal of the three developable sites going forward.
