Global telecom giant required flexible space

Cluttons Flexible Office Space successfully worked with O2 / Telefonica to find managed office space for a project team in the West End.

The project was launched with 30 people quickly rising to 120 over a 12 month period. They needed a flexible, managed office on a budget.

How we helped

• We approached all serviced office providers to ascertain whether they could accommodate within budget. We approached landlords with short term development break space that might suit.
• We identified space at Centre Point that would allow for the project team to grow month on month taking only the space they needed.
• We negotiated to offer a managed deal within budget covering rent / rates / service charge / utilities / furniture / IT & telecoms.

The outcome

• Despite a monthly increasing headcount O2 / Telefonica was able to keep their project team at Centre Point paying only for space they occupied on a monthly inclusive basis. The project could be budgeted accurately over its term through this inclusive costing.
• The landlord was able to let a large amount of short term space that would have been difficult to let on a serviced or conventional basis.
