Cluttons provides a bespoke asset & property management service to John Lyon’s Charity, managing a national property portfolio including both office, retail and industrial properties.
We work closely with colleagues in Cluttons’ consultancy and other divisions to provide a considered and dynamic property management service to the client.
How we helped
Cluttons works closely with our clients to determine their specific requirements. We have utilised our close relationship with the client and our vast property knowledge and management experience to ensure the client’s property portfolio is run as effectively and efficiently, maximising the profitability of the clients managed assets.
How we achieved this
Having agreed a strategy with the client Cluttons continuously review the portfolio, including scheduled lease events and property related matters, such as repairs and maintenance, to ensure a proactive approach to the management of the client’s portfolio. Where necessary we consult with other specialist divisions within Cluttons to ensure the client receives the accurate and specialist advice required. This approach enables Cluttons to provide valuable information and advice to the client and enables us to maximise asset management opportunities.
In addition we liaise closely with tenants, not only to ensure they are complying with their lease terms, but also to understand their business needs and how these may affect the portfolio. A satisfied tenant is unlikely to relocate and we find close liaison with tenants results in higher tenant retention. In this instance Cluttons have achieved and retained a 100% occupancy rate for the whole portfolio.
