Proactivity leads to substantial saving for Colorcon
Cluttons was appointed by Colorcon Limited to prepare a detailed assessment of its liabilities on an industrial unit in Dartford.
Colorcon had fitted out Voyager House as laboratories and thus the potential liability was large and the nature of the reinstatement works very complex.
Having prepared our assessment, the level of detailed contained within the document allowed the client to seek competitive quotes from contractors.
- The tenant embarked upon much of the work and completed this to a good standard
- There were some elements that they either did not want to attempt or they felt might be possible to negotiate. Once the lease ended, we were called back to negotiate a satisfactory settlement against Savills. Matters were concluded quickly and a good result was achieved for our client.

By encouraging our client to be proactive and them to manage the issue of dilapidations early they were able to take control and complete very complex elements of the work themselves.
