Internal alterations and fit-out

Project overview

Having successfully delivered Education for Industry’s principal school Fashion Retail Academy, we were asked to search for a new building and project manage the fit out of the London College of Beauty Therapy.

How we helped

We managed the agency search and secured an exceptionally good value rent for a 15 year lease at £38 psf with 33 months rent free. Technical due diligence highlighted some fire compliance issues with the increased occupancy, and an additional stair was required which we negotiated for the landlord to provide. We then project managed the validations, fit out and specialist furnishing of the new building. The budget and timescale were tight, we delivered on programme and under budget refurbishing the entire 18,000 sq ft spending less than £18/ sq ft. We kept a close control on the scope, reusing whatever we could on site and replacing with energy efficient plant where required.

Outcome

Refurbished new home for the London College of Beauty Therapy, providing modern, compliant, and productive educational spaces. Our comprehensive project management delivered timely completion, minimal disruption, and exceeded client expectations, resulting in enhanced learning environments and overall client satisfaction.
