Beware renting from Cluttons – poor maintenance and unfair deposit deductions in my experience.

We rented through Cluttons for just under 3 years. During that time we had several long-running issues:
– The water tank had to be replaced three times after contractors damaged it, causing leaks into the flat below and leaving us without hot water for extended periods.
– A significant roof leak took over 9 months to repair. This led to mould and part of the ceiling collapsing. It was eventually fixed, but around a year passed between us first reporting the problem and it being fully resolved.

Despite this, we always paid our rent on time, never threatened to withhold rent, and remained polite and cooperative throughout.

When we moved out, we were presented with a £648 deduction from our deposit. We had the flat professionally cleaned by a cleaner we’ve used for around five years, and we also repainted. The check-out report flagged the oven and shower head as needing additional cleaning. We were then told an “emergency clean” had been carried out for around £300, and that cleaning pigeon mess from the very small balcony would cost about £348 – together totalling £648.

In my view these charges are excessive and disproportionate to the work required, and I did not feel they reflected the true condition of the property at check-out. We are now taking the matter to the Tenancy Deposit Scheme (TDS) dispute resolution service.

Based on our experience, I would urge prospective tenants to think carefully before renting through Cluttons.
